Many condo buyers think that getting a professional home inspection only makes sense when buying a house. That’s not necessarily true. There are many good reasons to obtain an inspection before finalizing the deal on a new condo – especially a resale.
When you buy a condo, you get a Status Certificate. This is a set of documents detailing, among other things, maintenance issues and renovation plans. However, those documents typically only cover the property as a whole, common areas and shared utilities.
Anything that is specific to a unit is not covered. That means a unit you’re considering buying may have issues that a professional home inspection would find, but you likely wouldn’t notice. For example:
